Cedar Flats offers 12-month leases for its student apartments. Be sure to review your lease for exact start and end dates before signing.

Utilities aren’t included in base rent. They’re billed as a flat $60 monthly charge in addition to rent.

Cedar Flats apartments have high-speed Quantum Fiber internet, billed separately from rent through a $20 monthly technology and communications fee.

Rent is due on the 1st of each month, and you can pay through the resident portal. Late payments carry a $75 late fee. If rent is still unpaid the next day, a $30 notice-of-service fee applies. Returned payments carry a $20 fee.

Move-in costs include a $50 application fee, paid when you apply, plus a $199 security deposit and a $140 administrative fee, paid when you sign your lease. When you’re ready, you can apply online.

Yes. Renters’ insurance is required at Cedar Flats. You can use the coverage option offered through the community for $19 a month, or provide your own qualifying policy. If you use your own coverage, it will need to be verified and approved.

Yes! Cedar Flats runs credit and background checks as part of the application process. Our standard qualifying criteria include a minimum credit score of 650 and a gross monthly income of at least 2.5 times the base rent. If you don’t meet every standard criterion, you may still be eligible for conditional approval. We encourage you to apply, and our team is happy to help you explore your options!

A guarantor or co-signer may be required, depending on your application and credit history, and the guarantor fee is $45. Don’t have a guarantor? No worries! Homebody is available as an alternative option. If you’d like to build credit while you live here, optional credit reporting is available for $9.99 a month. Our team is happy to help you understand your options and find the best path to your new home at Cedar Flats.

Absolutely! International students are welcome to apply at Cedar Flats. Depending on your application, a guarantor may be required. If you have someone in the U.S. who meets our requirements and is willing to be your guarantor, you can list them on your application. If you don’t have a U.S.-based guarantor with a valid Social Security number or ITIN, Homebody is available as an alternative right through the application. Our team is happy to guide you through the process so you can feel confident taking the next step!

Cedar Flats’ primary fall move-in date is typically in mid-August. Every student’s schedule is different, so we also offer flexible move-in dates to fit your needs. Contact our team to find the best move-in date for you!

If your plans change and you need to cancel before move-in, our Cedar Flats team is here to help guide you through the process. Canceling before move-in may result in forfeiting your $199 security deposit. You may also be able to transfer your lease to another resident for a lease transfer fee of 85% of one month’s rent. Reach out to our team as soon as possible so we can review your options with you.

Yes! Cedar Flats apartments come fully furnished, which makes moving to St. George easy and convenient.

• Living area: a couch, a loveseat, a TV, a TV console, and a dining table with chairs.
• Bedrooms: dressers, a nightstand, and two elevated twin beds with storage space underneath. If you choose a private room, you can push the two twin beds together to create a queen-size sleeping arrangement.

With the furniture already provided, you can spend less time furnishing your apartment and more time settling in and enjoying student life!

Since Cedar Flats apartments are furnished, focus on the personal items that make your space comfortable:

Yes! Cedar Flats offers roommate matching and welcomes requests to live with a specific person. You’ll complete a roommate request form as part of your application, so if you already know who you’d like to live with, be sure to include their information. Once your placement is complete, you’ll get a notification with your room assignment and roommate information. Specific roommate requests are subject to availability, but our team will do its best to accommodate your preferences!

Package delivery at Cedar Flats depends on the carrier:

• USPS: deliveries go to your mailbox. If a package is too large to fit, the carrier will leave a key in your mailbox for the community package locker.
• UPS, Amazon, FedEx, and other carriers: these may deliver to your apartment door or to the leasing office, depending on the carrier and delivery instructions.

Cedar Flats accepts packages for residents at the leasing office, and you can pick them up during office hours. If you can’t make it during office hours, contact our team to discuss other arrangements. We also recommend checking your delivery notifications for updates on your package’s location.

Log in to the resident portal, go to the service request section, and submit a ticket with details about the issue.

We want you to make your Cedar Flats apartment feel like home! You’re welcome to decorate your space, as long as decorations don’t cause permanent damage. Please fill any holes in the walls before move-out. Seasonal outdoor decorations are welcome too, but keep the area clean, since additional cleanup may result in a charge.

Cedar Flats is a pet-free community, and unauthorized animals carry a $300 animal violation fee. Service animals and approved emotional support animals are welcome in accordance with applicable laws and accommodation requirements. If you need an accommodation, our team is happy to walk you through the process and explain any required documentation.

Cedar Flats has parking spaces for both residents and guests. Residents are responsible for their guests while they’re on the property. If a guest plans to stay overnight, you’ll need prior approval from both the Cedar Flats office and your roommates.

Your move-out date is set by the end date of your current lease. Before you go, leave your apartment clean, since required cleaning can cost up to $200.

If you’d like to stay at Cedar Flats for another school year, we’d love to have you! We recommend renewing in October to secure your spot, since pre-leasing for the following August begins around that time. Renewing early helps you plan ahead and gives you the best chance at housing before availability becomes limited. Our team is happy to guide you through the renewal process and answer any questions!
